“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Joplin real estate sellers are no different!
In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Joplin Missouri are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Joplin Missouri.

Many buyers start their Joplin Missouri home search randomly. They see a home listed on a Joplin Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Joplin Real Estate agent with a proven track record of not just sales, but of helping buyers. Joplin Real Estate agents referred by New Quest have experience in helping buyers relocating to Joplin buy a home for the right price!

Lead was discovered in the Joplin Creek Valley before the Civil War, but it was only after the war that any real development occurred. By 1873 numerous mining camps had sprung up in the valley and resident John C. Cox filed a plan for a city on the east side of the valley.
Cox named his village Joplin City after the spring and creek nearby. The namesake comes from the Reverend Harris G. Joplin who founded the first Methodist congregation in the area in mid-century. Carthage resident Patrick Murphy filed a plan for a city on the opposite side of the valley and named it Murphysburg. The cities eventually merged into Union City, but this merger was found illegal and the two cities split. They merged again, this time permanently, a short time later as the City of Joplin.
By the turn of the century Joplin was quickly becoming a regional metropolis. Construction centered around Main Street, with many bars, hotels, and fine homes scattered about. -- Source: Wikipedia.com
